What do your engineers actually look at on a balcony or deck assessment?
Our engineers examine the waterproofing membrane condition, flashing details at walls and transitions, drainage slope and ponding risk, guard and railing attachment points, and the structural substrate. Where there is evidence of water intrusion or deflection, we go deeper.
Our railings look fine. Why would we need an engineering assessment?
Surface appearance does not reflect the condition of the attachment. Guards and railings on multi-family buildings are required to resist specific lateral loads under BC Building Code. An engineer checks the connection detail and the substrate it anchors to, not just whether the railing wiggles.
Can you assess both the building envelope and the structural attachment in the same visit?
Yes. Our team includes both building envelope and structural engineers. On balcony and deck scopes, the two disciplines coordinate the site visit so you get one report covering the membrane and the structure, not two disconnected assessments.
What types of roofing systems do you assess?
We assess low-slope roofing systems common on multi-family residential buildings, including built-up and modified bitumen membranes, TPO and EPDM systems, and flashings at penetrations, walls, and drains. We also assess pitched roofing where present on strata properties.
Do you provide a repair scope or just a condition report?
Both. The assessment documents existing conditions, identifies failures or risks, and the resulting report includes an engineered repair scope the council and property manager can use to obtain contractor quotes. The report is EGBC-sealed.
