Most firms specialise in one discipline, so managers end up coordinating four separate engineers on a single project. We run every report, investigation and major project through one multi-disciplined team, and every proposal is scoped by an engineer who will often recommend a small investigation when a full study is more than the question needs.

Scoping call

A short call to understand the building, the council's concerns and any prior report. We confirm the right services and timeline before any paperwork moves.

On-site inspection

A multi-disciplined walk-through. Envelope, structural, mechanical, electrical and geotechnical eyes on the building, not one generalist covering every component.

Report & recommendations

Findings, costs and a clear path forward, written by the engineer who holds the right seal for each component. One proposal, one project manager throughout.

Delivery & follow-up

The full deliverable handed over, with a live council walk-through where it helps. We answer questions in the room and stay available as the council plans around it.

Can we bundle multiple services into one engagement?

Yes. A depreciation report paired with a 2-5-10 warranty review is a common combination for new-ish strata buildings. An envelope assessment alongside a parkade waterproofing review is common for twenty-plus year buildings. One site visit, multiple deliverables, cleaner budget.

What is your minimum project size?

A preliminary investigation is the smallest way to start. It covers a targeted inspection and a written summary, scoped to the minimum needed to answer the question in front of the council. Reports and larger projects scale from there, scoped by building size and complexity on the first call.

Do you service properties outside Vancouver and Kelowna?

Yes. BC-wide. Our offices are in Burnaby and Kelowna but we regularly take projects on Vancouver Island, the Sunshine Coast, Fraser Valley, Whistler and the broader Southern Interior. Travel is scoped transparently on the proposal.

How fast do proposals come back?

It depends on scope. Routine work gets a qualifying call within a few business days and a proposal shortly after. Larger design quotes need deeper engineer review and may take longer. We will tell you up front. Urgent investigations (water ingress, structural concerns) are prioritised.

Do you work with self-managed strata councils?

Often. Self-managed councils get the same scope and pricing as PM-managed portfolios. Expect more hands-on support during the proposal phase because councils without a manager typically need more context on engineering decisions.

What is your typical project range?

It runs from a single preliminary investigation through to a multi-year remediation, and the scope drives the number. The proposal turns into a fixed or not-to-exceed fee before any field work starts, so the council sees the figure before committing.

Can we start with just an inspection?

Yes, and often should. A preliminary investigation is the fastest way to get a qualified engineer eyes on a problem. If the findings point to a larger scope, the investigation fee is credited against the follow-up proposal.

What if we already have an engineer we like?

We often act as a second opinion, a peer reviewer, or the disciplinary specialist a single-seal engineer cannot cover. We will tell you directly if your existing engineer is the right person for a given scope.
