We work directly with property managers. Many of our long-term engagements run manager to engineer, with council looped in at the points that matter, mainly the AGM presentation and approval decisions. We adapt to however your office handles file coordination.
Can one proposal cover multiple buildings in my portfolio?
Yes. When multiple buildings are due for the same service within a similar window, we can scope them together. Site visits are coordinated to reduce disruption, and proposals are issued per building so council approvals stay clean. Talk to us about your portfolio and we will structure it practically.
How do you handle urgent issues on a building I manage?
Call us. When something needs an immediate answer, you will reach a qualified engineer, not a scheduling inbox. If the situation warrants a site visit, we will tell you that on the call and give you a realistic window for mobilization. Lower Mainland properties can typically be assessed faster than Okanagan given the Burnaby HQ, but we keep teams in both regions.
What does the council presentation for a depreciation report look like?
A live session, usually held at a council meeting or AGM, where the engineer who inspected the building walks through findings, the thirty-year projection, and the reserve fund scenarios. We calibrate the level of technical detail to the council in the room and stay for questions. Property managers tell us this is the part that reduces follow-up emails most.
Do your reports meet EGBC standards and the Strata Property Act requirements?
Yes. We are an EGBC member firm and every report carries the professional seal of the engineers who performed the assessment. Our depreciation reports comply with the Strata Property Act and the Strata Property Regulation. Councils and lenders can rely on them as professional documents.
